Prepare to Sell

You don’t get a second chance to make a first impression.

You can do a lot to increase the appeal of your property and to create a lasting impact on potential buyers.

What To Do To Prepare:

The following are some factors to consider when listing your property for sale:

1. Curb Appeal.

Keeping your landscape pristine, and adding creative touches to your yard, such as colorful annuals, will create an immediate impact on passers-by and potential buyers.

2. Property Condition/Repairs.

We will go room by room through your home and talk about anything that stands out as needing attention prior to putting your home on market. We want to make sure your efforts will pay off and the property shows as well as possible.

3. Cleanliness and Staging.

Keep your property uncluttered, sweet/fresh-smelling and well-lit from top-to-bottom. Pay attention to details: put away the kitty litter, place a vase of fresh flowers near the entryway, pop a batch of cinnamon rolls in the oven, have your carpets cleaned. We will scan the property with you before it is listed for sale to see how you can improve the staging of your property.

4. Disclosures and Inspections.

Think of anything that you may need to disclose to potential buyers when you put the house on the market for sale. We can discuss further and help you determine what may need to be disclosed (leaking roof, wet basement, etc)

5. Showtime.

You’ll want to plan to slip out/away during showings, to allow time for the buyer and agent to tour the property without feeling rushed/uncomfortable. We will ensure that the agent/buyers have all of the important information/details about your home as they’re touring the property and follow up for feedback.
